MAINTENANCE CHECKLISTS FOR YOUR HOME
MONTHLY MAINTENANCE CHECKLIST
- AIR CONDITIONING AND HEATING
- Check air filters and clean or replace as necessary
- Vacuum air-supply and air-return registers to remove dust and list
- Flush air conditioning condensation line by purging 1/2 cup of vinegar with 1/2 cup of hot water. This will reduce mildew build up and potential obstruction to condensation line.
- GARBAGE DISPOSAL
- Clean blades by grinding up ice cubes
- Freshen disposal with baking soda and lemon juice
- RANGE HOOD FAN
- Clean or replace dirty filter
- SEPTIC SYSTEM
- Clean septic tank by flushing yeast or other cleaning solution through commode or sink as recommended by your Septic company
- IRRITGATION
- Check the direction of the sprinter heads and position away from the home
ANNUAL CHECKLIST
- AIR CONDITIONING SYSTEM
- Have yearly maintenance completed on HVAC System
- Ensure that air supply registers are not blocked by draperies or furniture
- CABINETS
- Clean and apply a light code of wax if appropriate
- Check Drawers and hinges for proper alignment. Tight and adjust as necessary.
- DOORS
- Check screws on door lockset and hardware, tighten as necessary
- Lubricate bi-fold and by-pass doors as necessary
- Cleaning sliding door track and apply silicone spray to tracks as necessary
- Oil moving parts of garage door
- Tighten all bolts on garage door
- Check weather stripping on exterior doors as necessary
- Check caulking on exterior door frame and repair as necessary
- SMOKE DETECTOR
- Test smoke detector and replace batteries
- Clean and/or vacuum detector openings
- DRYER VENT
- Check dryer vent and ductwork for obstructions
- Clean dryer vent
- ELECTRIC
- Test and reset al GFCI receptacles
- Check electrical extension and appliance cords. Replace frayed or split cords
- EXTERIOR FINISHES
- Check for cracks and voids in caulking and re-caulk as necessary
- Check painted surfaces for damage and weathering
- PLUMBING
- Check water supply lines and values to sinks and toilets. Tighten if loose or leaking.
- Clean out faucet aerators, spray nozzles and drains
- Check to make sure sink and tub stoppers are working
- Check pipes for drains and water leakage.
- Check the temperature and pressure relief value to ensure property operation
- WINDOWS
- Check sills for caulking cracks or separations. Re-caulk if necessary.
- Check weather stripping around windows and repair as necessary.
- Check windows fro smooth opening and closing operation. Clean tracks and lubricate as necessary.
- Inspect window screens and repair or replace as necessary
- INTERIOR CAULKING
- Check for cracks or separations in caulking around sinks, bathtubs, toilets, faucets, countertops, and backsplashes, ceramic floors, window sills and other areas.
- SEPTIC SYSTEM
- Have system inspected and pumped as needed
- ROOF
- Visually inspect roof fro loose, torn, or missing shingles.
- Check for damage in flashing and soffits
- GUTTERS
- Have contractor check and clean gutters, downspouts
- Check alignment of gutters, downspouts and splash blocks to ensure that water is properly diverted away from the home.
- TERMITE BOND
- Termite Bond renewal if desired
- WATER HEATER
- Check with your specific water heater to determine if yearly draining is recommended
- FIRE EXTINGUISHERS
- Check to ensure they are fully charged
- LANDSCAPING
- Trim bushes, trees, and limbs that are near the exterior walls, AC unit and touching the roof
